Belmont Equity Partners consolidated 35 acres in Cambridge and navigated complex servicing, forestry, and planning constraints to unlock a large-scale residential community.

Belmont acquired and assembled 35 acres of commercially zoned land from Cadillac Fairview, along with an adjacent parcel to enhance site frontage, despite significant servicing, topographic, and forestry constraints.

Recognizing the opportunity to revitalize a prominent location in Cambridge, Belmont partnered with Branthaven Homes to deliver a new residential community.

The team co-led the planning and approvals process, securing Official Plan and Zoning By-law Amendments through an LPAT settlement, addressing concerns related to the adjacent woodlot. Key hurdles were overcome, including securing off-site storm and sanitary servicing rights through the neighbouring SmartCentres plaza.

The community includes 262 townhomes, public roads, two parks, a woodlot, and a trail system, with future phases planned for additional townhomes and mid-rise apartments.
