Belmont envisioned a 284-unit, purpose-built rental community comprised of two 8-storey buildings connected by a three-storey central amenity pavilion.

The project was thoughtfully designed with elevated finishes and a curated amenity program, including co-working spaces, rooftop amenity areas, and an inspiring fitness centre with a dedicated yoga studio.

Many suites incorporated flexible den spaces designed to adapt to a variety of lifestyles, functioning seamlessly as home offices, workout areas, or creative spaces supporting an enhanced quality of life at a time when working from home had become increasingly common.

Beyond development, Belmont led the operational strategy and leasing program from inception, taking a hands-on approach to marketing, leasing and tenant experience. Through targeted campaigns, strategic pricing, and a strong on-site management presence, the property consistently outperformed competition, achieving top-of-market rental rates while maintaining strong absorption in a shifting environment.

At 90% occupancy, the asset was bought by BentallGreenOak (BGO), reflecting strong institutional demand for high-quality, purpose-built rental communities with proven performance and long-term income stability.
