Belmont Equity Partners assembled multiple land parcels in downtown Hamilton to create a 23-storey residential community that merges modern urban intensification with heritage integration.

Working closely with local councillors and planning staff, Belmont Equity Partners created a vision for this gateway site, which enabled the securing of up to 23 storeys, up from 4 previously.

Located steps from Hess Village and well served by public transit, the project includes 321 suites alongside six contemporary townhomes that integrate with a historic building, creating a seamless transition into the surrounding neighbourhood.

Despite the site’s complexity, zoning approvals were secured, unlocking a vision that balanced density with contextual sensitivity. A defining feature of the project was the preservation and adaptive reuse of the heritage home at 74 Queen Street, which was carefully integrated into the townhome component, celebrating the site’s history while contributing to a modern, cohesive residential community.
